What is an NSW estate?
NSW stands for the Natural Beauty Act. An estate with this status is recognised by the Ministry of Agriculture, Nature and Food Quality as valuable because of its natural and scenic character. These are properties in the Netherlands consisting entirely or partly of forests, wood stands or other natural elements, often in combination with a country estate or characteristic building that fits the estate. The status aims to preserve this natural beauty permanently.

Tax advantages of NSW status
An estate classified under the Natural Beauty Act is eligible for attractive tax benefits under certain conditions:
- No property tax (OZB) on the land of the estate:
- Exemption from transfer tax on purchase (provided conditions are met).
- The OZB for houses on the estate is calculated based on the often lower zoning value, not the market value.
- Exemption from box 3 tax (capital gains tax) for the land.
- For an NSW-listed owner-occupied property, you count a lower value (destination value) in box 1 for income tax purposes.
- When the estate is opened to the public, the destination value is set to zero. This eliminates inheritance, gift and transitional taxes. Without opening, these taxes are levied on 50% of the designated value.
- There are schemes for subsidy or cost reimbursement through the RFO or province for maintenance and management.

An NSW status is therefore not only a recognition of the special character of an estate, but also offers significant tax advantages for the owner.

Location
Although conveniently located near the A2 motorway, the estate is within an official quiet area - a protected nature reserve where peace and quiet are cherished to preserve its unique character. A rare contrast between accessibility and serene nature. In the immediate surroundings you will find special attractions, such as a watchtower for watching deer and the characteristic Grenskerk monument.
