Description

't Sonnehuijs in Maastricht is a unique and functionalist family house with no less than four floors, designed by architect F.P.J. Peutz of Heerlen. It was built in 1933, commissioned by M. Swaen, a member of architect Peutz's in-laws. The residence is in no way comparable to the well-known 1930s architecture, and thus a rare opportunity to live in a Peutz house. At the rear, an approximately 110-metre-long garden unfolds with a to-be-renovated outdoor pool, many trees and varied planting. The location on Scharnerweg is beautiful, between the city districts of Scharn and De Groene Loper. The architect
Architect Frits Peutz, a well-known Dutch architect, designed both modernist and traditionalist buildings, with the Schunck building in Heerlen as one of the examples. This building, now known as the Glass Palace, was included by the Union Internationale des Architectes in a list of the thousand most important buildings of the twentieth century. Other important Heerlen buildings by Peutz include the so-called House on the Linde (where he himself lived), the Cinema Royal, the City Theatre and many churches.

Layout:
Ground floor:
If the car is parked on private property, walk via the outside stairs to the covered entrance. Here you will see, to the left of the front door, a round window with authentic stained glass by Schoonbrood. In the reception hall, as on almost the entire ground floor, there is a beautiful tiled floor and near the toilet room with hand basin is in the left part, the cloakroom.
Double doors in the reception hall provide access to the second hall, with an impressive staircase leading to the first and second floors. Also here, behind a door, is a staircase to the basement. Behind the staircase is a corridor, connecting the dining room, kitchen and balcony.
The kitchen, overlooking the deep garden, is a place to cook, eat and read the newspaper over a cup of coffee or tea. The floor has granite tiles and the countertop of the corner unit, like the background, is also in granite. This kitchen has rounded corners and is equipped with various built-in appliances: a ceramic hob, extractor hood, fridge, dishwasher and a combination oven/microwave.
Much of the ground floor is furnished as a living room, lounge and dining room. With an area of about 65 m2, you have access to a generous living space, with plenty of light through the large windows at the front and rear. Nice elements are the tiled floor, the sliding wall and the fireplace that marks the spot of the former fireplace. French doors in the dining room give access to the terrace, which is connected to the garden via stairs.

Basement:
A huge space, with various uses, unfolds in the basement. These include an almost 7.50-metre-long garage, a workshop/hobby room and two basement rooms. In the laundry room is a toilet room, which makes the basement interesting to realise a guest room. The most beautiful room is the garden room, with large arched window frames and rod-arched windows.

First floor:
The staircase to the first floor is a beautiful, almost artistic element in the house. The large windows at the rear let in lots of light, and the floor finish fits this space perfectly. On the landing, to the right of the stairs, is an L-shaped bathroom with a shower, toilet and sink.
There are three generous bedrooms, two of which are at the front. One of these rooms is the master bedroom with an en suite bathroom, which is laid out with a corner bath, separate shower and double sink. The third bedroom, with access to both roof terraces, is in the left part.

Second floor:
That this is a family home is proven by the second floor. Here, too, you will see a nice landing, which provides access to two bedrooms and a bathroom. The bathroom is laid out with a bathtub, separate shower, toilet, bidet and a sink.
In the master bedroom, an approximately 4-metre-wide facade, with French doors leading to a roof terrace. Eye-catcher in the other bedroom is the large, round window.

Roof terraces:
There are a total of four roof terraces, two on the first floor and two on the second floor. The views are beautiful and varied; you can see the tower of the Lourdes Church, the new city district De Groene Loper, the Koepelkerk, tall residential towers and the former military barracks across the street. And if you look closely, you can see the contours of the Heuvelland from the roof terrace at the front!

Terrace, balcony and garden:
We start in the front garden, with varied planting and parking for several cars. To the left of the external staircase is access to the garage in the basement.
At the rear, accessible from the hallway and dining room, is the more than 10-metre-wide terrace/balcony. From here, take the time to look at the garden, which always provides new impressions. A beautifully designed external staircase connects the balcony to the garden. Here you will see varied planting, a large terrace and a pond with a second terrace.
But the garden continues, towards a large lawn and the outdoor swimming pool with multifunctional outbuilding to be renovated. As a pool house, workshop or relaxation area, this is an outbuilding with potential. If you then walk across the grass, surrounded by trees and other plantings, you get the idea of being in a park. Behind the green gate is the third part of the garden, bringing the total length to over 120 metres. This is not only a property with history, but also with a garden of great stature.
