Description
This national monument (farmstead) was partly built in the 15th century and partly in the 17th century and has been completely restored and renovated in recent years.
This is a unique location with several houses and outbuildings with as many as 4 address numbers.

A highly suitable location for combining living, care and small-scale supervision in a rural setting. Particularly suitable for, for example, assisted living, day care or small-scale residential care concepts.
The various rooms can be flexibly arranged as care rooms, communal living areas or therapy rooms. In addition, the outdoor area offers plenty of opportunities for relaxation and activities with animals or in the greenery.

Buildings

Number 1. The residence
National monument divided into dwellings
Constructed of original exterior cavity walls with new interior walls fitted with new stucco. In 2020 completely stripped down to exterior walls. Also fitted with wooden window frames with double glazing (2010), concrete floor with underfloor heating and wood-burning stove.
The electricity has been renewed and there is a buffer tank for hot water.
The basement is sealed.
Ground floor:
Entrance in the rear gives access to the middle living room of a total of 3 living rooms. The middle living room contains a toilet room. From the middle living room, the living room in the front section is accessible which is equipped with a kitchenette and partly tiled floor and partly tarpaulin floor. From the living room there is access to a corridor with staircase and storage room. Also from the middle living room, another living room in the rear section is accessible which is equipped with wood stove, kitchenette, staircase, closet and bathroom with bath, toilet, shower and washbasin.
1st floor:
Landing with 5 bedrooms of which 1 with closet located in the front section.
Landing with 9 bedrooms and a bathroom with bath, shower, toilet and washbasin located in the rear section.
The front and rear sections are connected by a door on the landing.
2nd floor:
Attic accessible by loft ladder.

Number 1a. Holiday home
Constructed of old original exterior walls and new interior walls.
Ground floor:
The entrance gives access to the kitchen and living room. Accessed from the kitchen and living room are 3 bedrooms and a bathroom with bath, toilet and washbasin.

Number 1b. Concert barn (procedure underway to turn this into a second civilian dwelling for permanent residence)
Constructed of old original external walls and new internal walls. In 2019/2020 completely stripped down to the exterior walls. The roof is covered with hand-baked tiles. It is a wooden construction with original wooden beams which has been treated against longhorn.
Ground floor:
Entrance, living room. From the living room there is access to the hobby room and 2 space toilet rooms. The connections for the kitchen are present. The ground floor is fully equipped with concrete floor with underfloor heating.
1st floor:
Mezzanine with loft area:

Number 1c. Bakhuis (flat)
Constructed of original exterior walls. The roof has been renewed and covered with original old tiles. The wooden beams have been treated.
Ground floor:
Entrance, living room with meter cupboard and staircase. From the living room, the bathroom with toilet, sink walk-in shower is accessible. The ground floor has underfloor heating.
1st floor:
Open bedroom with loft.

Other buildings

Technical room (between house and concert hall)
Equipped with semi heat pump fuelled by wood chips, separate boiler for the back house and white goods connections.


Shovel/field barn
The shovel/field barn was built in circa 1970 and stone-built. The roof was replaced in 2015, insulated and covered with sheet piling, fitted with steel rafters and wooden purlins. Further equipped with a concrete floor.
The shovel/field barn is arranged as a canopy with 2 separate enclosed storage rooms.
Behind the shovel/field barn is the haystack.
Behind the haystack is the dunghill.

Horse stable
Raised double-stone brickwork. The roof was replaced in 2015, insulated and covered with sheet piling and equipped with steel rafters and wooden purlins. Further equipped with a concrete floor. There are 32 solar panels on the roof.
The horse stable is equipped with 22 stalls.

Garden
The garden is located around the house and features gravel driveway, lawn and meadow with beautiful views over the countryside. Garden lighting through solar collectors.
The garden also includes a play area and vegetable greenhouse.

Zoning plan
The property is located in the zoning plan 'Reparatie- en veegplan Buitengebied Leudal 2016' of the municipality of Leudal. Within this zoning plan, the object currently partly has the single zoning 'Residential' and partly the single zoning 'Agricultural with values - 4'. In addition, the property has the double zoning 'Value - Archaeology 6'. There is also the function indication 'Specific form of agriculture with values - pony retirement home' and the building indication 'Characteristic'. Location
The property is located in the outskirts of Ell, on a through road near the A2 motorway. Ell has excellent basic facilities so you do not have to leave the village for daily shopping. In addition, you can take advantage of all the benefits offered by the city of Weert, located just 10 minutes by car. Not only the convenience of the city, but also nature is pleasantly close by. West of Ell lies the Heijkersbroek nature reserve on the Tungelroyse stream and the Ellerheide.
