Layout:

Ground floor
The entrance hall is prepared for the installation of a lift (from basement to attic). From the hall you enter the spacious living room with open kitchen, which offers access to the terrace with beautiful views over the garden and vineyards through French doors.

The luxury kitchen is fully equipped with a gas cooker with oven, extractor hood, three sinks, built-in stone pizza oven and an atmospheric coffee corner. The generous kitchen island offers plenty of work and storage space. Adjacent is the practical utility room, equipped with fixed cupboards, sink and white goods connections.

The terrace features a covered lounge area and a stylish swimming pool.
Also located on this floor are two spacious bedrooms (approx. 14.8 m² and 15.65 m² respectively), each with en-suite bathrooms. The bathrooms are each equipped with a shower, toilet and washbasin with cabinet.

First floor
A stone staircase leads to the first-floor landing. Here you will find a study/office and a master bedroom with study and walk-in wardrobe. The master bedroom (approx. 60 m²) features an attractive wood-burning fireplace, a generous walk-in wardrobe and a luxury ensuite bathroom with walk-in shower, bathtub, washbasin cabinet and toilet.

Through a sliding door, you reach the large bamboo roof terrace of no less than 55 m², with breathtaking views over the South Limburg countryside and its own vineyards. The terrace is connected to the garden via fixed stairs.

Attic
The attic offers storage space and houses the technical installations.

Basement
Through a portal on the ground floor, you enter the basement. Here you will find on split-level level the heated indoor pool (10 x 3.8 m), finished in Kunrader stone, as well as a sauna with associated bathroom. Thanks to the fully opening canopy, it is possible to swim outside from the indoor pool.
The pool's technical installations are neatly hidden away in a separate room in the basement.

Wine cellar and tasting room
The absolute showpiece of the house is also located in the basement: an impressive tasting room with accompanying wine cellar.
The vaulted cellar is finished with a bluestone floor and an oak kitchen with bluestone worktop. The tasting room (over 155 m²) has a separate entrance for guests, making it excellent for events or wine tastings.

Premises and yard
In the rear yard are a large machine shed and the processing room, which is partly cellared for the storage of wine barrels and tanks. The business area is accessed separately.

Apart from the presence of about 1.5 hectares of vineyard, the remaining land of about 1.5 hectares consists of logistics areas, vegetable gardens,
40 standard cherry trees of various varieties, a truffle grove, water buffers and a recreational meadow, suitable for e.g. the "Wine Restaurant in the Country".

The vineyard
The vineyard is situated at about 125 metres above NAP on the sunny slope of the Raarberg, which slopes gradually towards the valley of the Watervalderbeek. The soil consists of loam and calcareous loess, formed from wind deposits from the Ice Age - an ideal terroir for viticulture.
South Limburg's marl-rich subsoil and microclimate bear striking similarities to wine regions such as Burgundy and Champagne. Due to climate change, South Limburg now has similar growing conditions to these top regions a century ago.

Grape varieties planted (selection)
- Chardonnay: a world-loved variety with origins in the Burgundy region.
- Pinot Noir: Classic variety from the Burgundy region, used for both red wine and Champagne. One of the oldest known grape varieties.
- Regent: is a red grape variety excellent for the Dutch climate. It was specially developed to perform well in cooler wine regions and is therefore one of the popular varieties in Dutch viticulture.

The vineyard has about 5,800 vines, of which about 700 are planted with Chardonny. The remaining 5,100 red vines are divided into two varieties: about one-third Pinot Noir (about 1,700 vines) and two-thirds Regent (about 3,400 vines).

Weird Saint Remi wines season 2024-2025
Below is an overview with a description of the flavour and a wine recommendation as an accompaniment for matching dishes:

Raar Saint Remi Chardonnay 2024
An elegant wine with a floral fragrance, fresh acidity and an aromatic character that makes it lively and refined.

Raar Saint Remi Chardonnay Barrique 2023
Soft, floral and elegant, with fine wood tones from 10 months of aging in new oak barrels.

Rare Saint Remi Pinot Noir / Regent 2024
Deep red and powerful, with refined tannins and notes of red fruit. In the nose, clove and ripe red fruit dominate.

Raar Saint Remi Pinot Noir / Regent Barrique 2023
After 10 months of aging in new oak barrels, this wine has developed beautifully.
In the nose, it shows aromas of vanilla, red fruit, clove and spice. In the glass, it is deep red and powerful, with beautiful, ripe tannins and a noble finish.
It should certainly be allowed to age further for a few years in a cool, dark place.
?
Raar Saint Remi "Sacremant" Méthode Traditionnelle 2022 Blanc de Noir demi-dec
2018, 2020 and 2022 were excellent vintages, both qualitatively and quantitatively.
Started in 2018 as a trial, they now produce a modest run of Méthode Traditionnelle from the Pinot Noir grape in the good vintages: a Blanc de Noirs, demi-sec. And they are certainly not dissatisfied with that.
Its name is Sacremant - with a nod to the local Basilica of the Blessed Sacrament as well as to the méthode crémant we are following.
A demi-sec is nice as an aperitif, companion to amuses or desserts.

Weird Saint Remi Méthode Porto 2021
In 2019, we started a special trial: creating a quirky Méthode Porto.
Unlike the traditional Porto process, we do not use grape distillate, but a unique combination of apple and cherry distillate. The result is surprisingly refined and full of character.
The wine matures for about three years in oak barrels and develops into a robust Ruby LBV style. In early 2023, this new product was launched under the name:
truly "True" from on Raar - a playful reference to their origins and vision.
Every year, around September, they bottle the vintage from three years earlier. This creates a fine tradition of patience, craftsmanship and idiosyncratic taste.

Raar Saint Remi Méthode Calvados
More than eighteen ancient apple varieties grow on the slopes of Raar Mountain.
The landowners allow them to harvest these special apples. From this rich and diverse fruit they make a complex apple cider, which they then distil into a refined Calvados. Distillation is partly in-house, partly in collaboration with Mworveld Distillery.
This artisanal Méthode Calvados was presented in the summer of 2021 during the 80th anniversary of the Prinses Irene Brigade in Oirschot. Under the name of "Fuselier", it has since become the official body drink of the Garderegiment der Fuseliers - a tribute to tradition, craftsmanship and union.

Destination
The property is located in the zoning plan 'Bestemmingsplan Meerssen' of the municipality of Meerssen. Within this zoning plan, the property has been assigned the single zoning 'Residential' and 'Agricultural with values'.

Location
The wine estate is located on the main road from Schimmert to Meerssen, in the hamlet of Raar in the municipality of Meerssen. This hamlet lies on the Central Plateau, between Meerssen and Groot Haasdal, at an altitude of about 125 metres. The location is easily accessible and is close to several arterial roads (A2, A79 and N298).

Cadastral data
The plot is cadastrally known as municipality of Meerssen, section L, numbers 514 438, 439, 480, measuring 2.67.10 ha (26,710 m²).

Summary
This property offers a rare combination of luxury living, rural living and professional viticulture on an excellently located plot in the heart of South Limburg.

An opportunity for epicureans, entrepreneurs or investors looking for an exceptional property.
