At a logistically interesting location in the outskirts of Hunsel between Weert and Roermond, we offer a horse farm on a plot of approximately 9.13.66 hectares. The property consists of a spacious characteristic house, riding hall with horse boxes, several outbuildings with horse boxes, outdoor arena, storerooms and a covered horse walker.

The house was built in 1788 and renovated in 1979, brick walls and has a concrete floor. The ground floor has wooden window frames with single glazing, the first floor has plastic window frames with double glazing and the roof is covered with baked tiles.
In 2022, the house was fitted with new stucco, new paintwork and herringbone parquet flooring. Also, the ground-floor bathroom was renewed in 2022.

Layout residential house

Ground floor
Spacious hall/reception area with toilet room. The fully tiled toilet room is equipped with toilet and hand basin. From the hall, the kitchen and living room are accessible. Through the corridor on the left side of the hall, 4 bedrooms, the bathroom and the storage room are accessible. The bedrooms have herringbone parquet flooring. The modern bathroom (2022) is half-tiled and fitted with a bath, shower, floating toilet and double washbasin with vanity unit and a design radiator. The living room with fireplace is partly plastered and has partly exposed brickwork. The living room as well as the hallway and corridor have a herringbone parquet floor. First floor
Through fixed staircase is the landing accessible to which 2 bedrooms, laundry room, toilet room with toilet and sink and storage room are located.The floor is equipped with PVC flooring and parquet flooring. The bedroom has parquet flooring and fitted wardrobes.
From the landing a flat is accessible which is equipped with living room, kitchen with kitchenette and many storage cupboards under the sloping part.
The kitchen is equipped with sink, fridge, gas hob, extractor and oven. 2 bedrooms and a fully tiled bathroom with bathtub and washbasin can be reached via an intermediate passageway connecting to the living room. The bedrooms have parquet flooring.

Behind the house is a nice terrace with views over the garden and the meadows behind. The driveway with oak trees gives access to the house and farm buildings. Further equipped with electric gates. The paved access road is owned by the municipality. The yard paving in front of the house consists of cobbles and behind the house and car park of cobbles. Bakehouse
The characteristic bakehouse is stone-bricked and is located in front of the house, otherwise equipped with clinker floor and concrete, wooden gate, wooden floor, wooden window frames with single glazing.
It houses 6 horse stalls.

Riding hall
Covered riding hall of 20 x 40 metres with several horse stalls, 11 stalls with washing area on the long side and 18 stalls at the front. The riding hall completely cantilevered, constructed of steel trusses and wooden purlins and an asbestos-free roof. The outer walls are boxed and the inner side consists of a 1.5-metre partition with riser. The indoor arena has an ebb and flow riding surface. The riding hall also has a canteen with a storage room with central heating system. The canteen is equipped with a bar.
On the first floor, above the canteen, there are 5 bedrooms, a fully tiled bathroom with sink and shower and a separate toilet room with toilet and hand basin.

Horse stable/apartment/run-out stables
The horse stable is constructed of steel trusses, wooden purlins and has a clinker floor, light boards and an asbestos-free roof. Arranged with a 10 stalls, tack room, 5 running stalls, cover box and 2 washing areas.
In the horse stable is a flat with a bedroom, kitchen with kitchenette, bathroom with shower, toilet, sink and washing machine connection and a storage room.

Barn with workshop
As an extension of the horse stable is a barn. Constructed of steel trusses and wooden purlins, half-brick masonry, with concrete floor and sliding door.

Lunging circle
Covered lunging ring with a diameter of approximately 13 metres. Constructed of steel trusses, wooden purlins, masonry of concrete blocks with wooden potted walls and sand floor.

Outdoor arena
Next to the riding hall is the 20 x 60 metre outdoor arena, which also has an ebb and flow bottom.

Location
The horse farm is located on the edge of the village centre of Hunsel. The location is 40 minutes from the 'Peelbergen', 30 minutes from Valkenswaard and Maastricht. The landscape around Hunsel is characterised by higher sandy soils with wooded banks. The rural location offers numerous opportunities for nature and water (sports) recreation. Think of the Maasplassen in central Limburg, not to mention the nearby 18-hole golf course "Het Land van Thorn". The village has three camping sites.
For everyday amenities, the village offers its own primary school and residential-care complex, various shops and businesses. For somewhat more extensive shopping, there are many options in the neighbouring villages of Stramproy, Ell and Ittervoort. The cities of Weert and Roermond are approximately 15 minutes away by car. Furthermore, Hunsel has a rich club life.
Hunsel belongs to the rural municipality of Leudal, also known as the "Garden of Limburg" and is home to some unique nature reserves, such as Itterseheide, Exaten, Beegderheide and, of course, the Leudal: a beautifully varied nature reserve. To the north, the municipality of Leudal borders the Krang nature reserve and the Peel area, with the 1,500-hectare National Park De Groote Peel. To the east and south you will find the Maasplassen with plenty of water sports opportunities and historical towns such as Thorn and Roermond and National Park De Meinweg. To the west, the municipality of Leudal borders directly on Belgium with cross-border cycling routes and cosy towns such as Maaseik.
