Kaap, living on the IJ
A unique location on the IJ with a magnificent view that is never the same. There is always a yacht, ferry or cruise ship passing by with the city skyline in the background. Kaap offers a combination of peace and liveliness, it inspires and gives energy. It is also a place in motion. The coming years the Oeverpark will be constructed, a green walking area along the IJ, with a special pavilion that offers space for a restaurant. KAAP consists of five distinctive buildings with panoramic apartments and a view of the IJ river. The apartments have generous outdoor spaces that are perfect for endless enjoyment of sun, light and space.
HORN: ROBUST AND COMFORTABLE
Horn is a building full of contrasts: tough and robust on the outside, comfortable and luxurious inside, light and spacious. The design of Horn with 13 exclusive apartments is intuitive, adventurous and inviting. Horn was designed by the Rotterdam-based architectural firm Orange Architects.

Architecturally unique, that's this 154 m2 home on the third floor. The loft in the kitchen provides lots of light and an amazing sense of space. Here you have a beautiful sight line over the IJ. The terrace of approx 18 m2 is south facing. The house has 3 bedrooms and 2 bathrooms. The layout of the house can be adjusted in consultation to your personal wishes.
The price is exclusive of the compulsory purchase of a parking space in the basement € 52,500, -. The total price is € 1,602,500. Optional additional parking spaces can be purchased in the adjacent (above ground) parking building à € 35,000, - v.o.n.
The lower two floors of Horn are open and elongated. The view of the IJ gets all the space it needs. The symmetrical design of the windows creates a calming cadence and sets the building firmly on the ground. The upper floors refer to the industrial past of this place. Sturdy and robust Corten steel plates are interrupted by large windows and enclosed terraces.
The layout of the apartments is just as lively as the outside: every apartment has its own little nooks and crannies that are just a little bit different. What also differs is the number of apartments per floor. So Horn offers a range of apartments which all have one thing in common: they are all special.
Vibrant Amsterdam North
Kaap is being built right on the IJ, between Eye and NDSM, at the end of the Grasweg. By car the centre of Amsterdam can be reached via the IJtunnel and in a few minutes you are on the A10 ring road. Less than 10 minutes by bike is the Noorderpark metro station of the Noord/Zuidlijn. From there it takes 15 minutes to get to the centre of Amsterdam or the Zuidas. Or with the ferry, which is 5 minutes walk away.
Welcome to KAAP
The unique location of KAAP calls for contemporary architecture. The five small-scale and exclusive residential buildings have been designed by three different architectural firms, each with their own vision of living and design. The architects of Orange Architects designed Horn and York, Powerhouse Company designed Coast and Verde and Next Architects took care of the design for Blanc and the pavilion. The result is five iconic residential buildings with their own character and signature that together form a powerful whole.
KAAP is being realised on its own land, without a long lease. This means that you do not have to deal with the annually recurring additional costs of the ground rent, which makes a huge difference.
The five buildings will be built on top of an underground car park that runs under the five buildings. Here, a parking space is reserved for each apartment. An additional parking space can also be purchased in the parking garage further along on Grasweg.
Comfort and quality
All walls and ceilings in the apartments will be finished smoothly. The interior frames are made of wood and the doors are double doors. The kitchen and bathroom fittings are included in the purchase price. An empty shell delivery is also possible.
