Have you ever dreamed of creating a new country estate? Of building an elegant family residence in a unique and beautiful rural location? Meddo is a small village in the province of Gelderland, approximately five kilometres north of Winterswijk and near the German border. Because of this, the fifteen hectares of land that comprise “The Meddosche Veld” are listed under the Dutch Nature Conservation Act. The idyllic plot mainly consists of woodlands surrounding an open landscape of nearly five hectares on three sides.

Permission has now been granted to realise “a grand manor house” with outbuildings on this very generously sized plot. Together with the Winterswijk municipality, the current owner has been able to get the zoning plan for the area adjusted for this purpose. The preparations for the realisation of a large and elegant estate in the typical classical architectural style in such a stunning location – including woodlands, a park, and newly landscaped and managed nature – already started in 2013.

The issued environmental permit allows for the construction of a manor house on a ground surface area of over 268 m2, a gutter height of 6.4 metres, a ridge height of 10.5 metres, and a volume of 2000 m3. Such measurements offer ample options to create your dream house. Based on this permit, the current owner commissioned an architect to design a magnificent and classical manor house with large living areas on the ground floor, five (bed)rooms and two bathrooms on the first floor, and two bedrooms and a bathroom on the second floor. The plan also includes the option to install a lift. Furthermore, the design includes a double indoor garage with a storage area and an attic, a veranda, and a conservatory. All utility connections (including optical fibre) are already installed up to the house. From the Grevinkweg, a long drive through the woodlands will lead to the manor house. In consultation with the owner, the leading spatial development consultancy agency SAB and a landscape architect have submitted various proposals for creating new nature and lush, parklike gardens on the five-hectare open plot directly behind the manor house. Their main objective was to ensure that the architectural design would blend beautifully with the surrounding landscape. Naturally, the plan takes all the wishes and requirements of the residents into account to offer optimal comfort and have them experience the stunning nature in all its glory. A good part of the overall estate “Het Meddosche Veld” is accessible to the public, but the residents’ privacy is guaranteed as the house itself is surrounded by the private, landscaped gardens of 5000 m2.

The plot is part of a protected landscape of rare nature and great cultural-historic value, meaning that new-build projects would normally be out of the question. However, the municipality is willing to make an exception for such a carefully designed and tested plan that will enrich the local natural landscape. This makes “Het Meddosche Veld” a truly unique opportunity.

The current plans have been approved by the municipality and the environmental permit has been issued, so you can start building right away. Please note that any deviations to the current plans will have to go through a formal reapproval process.
