Erve Koeweide Estate

The “Erve Koeweide Estate” is located at the foot of the “Holterberg”, a magnificent and undulating nature area and part of the Sallandse Heuvelrug National Park. The large plot of land was once used for farming and the province of Overijssel and the municipality of Holten have now granted permission to turn it into an estate with two residences. The entire plot has a surface area of over 11 hectares (over 27 acres), of which 6 hectares (almost 15 acres) have been allocated as the estate under the 1928 Estates Act. The “Erve Koeweide Estate” offers a beautiful and varied landscape with woodlands, hedgerows, stately avenues, and over 8 hectares (almost 20 acres) of meadows. The current owner has already commissioned a leading consultancy and engineering agency to offer advice on the landscaping and environmental aspect concerning additional planting, the garden landscaping, the access road, and the location of the building plots. The currently available plans have been positively received by the municipality and the provincial government. They comply with all the prevailing regulations and fit in perfectly with the provincial environmental vision regarding the development of “new estates”. Most of these newly developed estates comprise a surface area of 5 to 10 hectares on land formerly used by agricultural businesses. The cessation of such business activities has resulted in the development of around five hundred new estates in Overijssel since 1960. The location and variation in types of landscape are not the only unique selling points. The magnificent surroundings are a paradise for those who love nature and horses, and the wonderful trails and bridle paths through the Holterberg nature area make this a truly exceptional proposition. Furthermore, the residences that can be realised on the plot offer a surprising range of options. The building plot has a surface area of no less than one hectare (2.5 acres) which is plenty large enough to leave a lot of space between the houses. The setup goes back to the classic farmyard layout and, of course, ensures the residents of optimal privacy. The planned location of the residences is right in the centre of the estate, accessed from the public road via a long drive. The “Erve Koeweide Estate” offers the option to optimally enjoy country living while not being too isolated and rural. The beautiful and bustling village centre of Holten is a mere 4-kilometre drive and Deventer, a splendid Hanseatic town on the banks of the river IJssel is only a 20-minute drive. The rich history of this town is very much alive in the old city centre and the wonderful atmosphere created by the leaning houses and picturesque streets. Deventer also offers a vast range of shops, cafés and restaurants.
