Rushing water alongside
The 19th-century villa with its green and white shutters was built as a Shipping House in a then strategic location on the Ems. Over 150 years later, the very stillness hits. Of the hand-operated lock, of gently rushing water. The contrast with the dam - less than 50 metres away - could not be greater. There, the water splashes down metres high in the still wild nature. You moor your boat at the quay. At the small private marina between the lock and the dam, winter storage is available - if required.

Open and light
The current residents opted for a complete makeover in 2010 under the guidance of a renowned interior designer. The result is an atmospheric, exciting interplay of lines that embraces you with opulence and luxury. Soothing colours and transparency were chosen. Warm natural stone and only the finest materials. The prestigious kitchen, including a Lacanche cooker and a walk-in refrigerator, was custom-made by Landlord-Living. The unique cabinet walls - like the staircase and wine cellar - were conceived and made especially for this house. On the ground floor are two luxurious, spacious (bedroom) suites with private sanitary facilities. The master bedroom on the first floor is oriented towards the park-like garden. As you might expect, the bathroom en suite is more than complete and the interior of the walk-in closet is not inferior to a high-end shop interior. Naturally, the layout includes safety features.

Paradise greenery
The enchanting courtyard garden is shielded from the outside world. There are mammoth trees, ponds with water lilies and a patio. Scattered around are seating areas and a leafy dining area, large enough for an outdoor kitchen. Much of the mature greenery has been carefully cultivated by the gardener in the greenhouse next to the grape hedge. That is also where - if you like - your fresh herbs, strawberries and pumpkins grow. Perhaps good to know: the gardener is willing to stay.

Unusually relaxing
The former coach house still has room for two cars. Where the horses once stood is now the gardener's domain. In 1998, an outbuilding was installed on the east side. There you can swim laps undisturbed and/or opt for a steam, plunge or sauna bath. Upstairs, a fitness room is realisable. But the space also lends itself to an office or living space with its own entrance.

Internationally oriented
Nearby Emsbüren has schools and all necessary, daily amenities. Travelling to and from the Listruper Wehr is very attractive: you are only a few minutes away from the A30 and A31 motorways. From there, the Netherlands as well as all corners of Germany are quickly accessible. Further afield? Via the airports Enschede or Münster, you travel relaxed to your destination. Or better still, you'll soon be home again in this rarely beautiful and quiet place.
