Kaap, living on the IJ
.
A unique place on the IJ with a magnificent view that is never the same. There is always a yacht, ferry or cruise ship passing by with the city skyline in the background. Kaap offers a combination of peace and liveliness, it inspires and gives energy. It is also a place in motion. In the coming years the Oeverpark will be constructed, a green walking zone along the IJ.
Blanc, unique in contrasts
. The design of Blanc is by NEXT architects. The building offers a different perspective from every side. The outside looks tough and robust, the inside is light and comfortable. The glass facades and the sloping lines of the balconies ensure a smooth transition from inside to outside. Perforated panels will be placed in front of some of the windows, providing privacy and a special incidence of light.
Blanc is a small-scale building with 18 apartments, two or three per floor. The large balconies, where you can lounge and eat outside, give the building a beautiful play of lines. The balconies run like a list along all facades. This means that you can open the sliding doors in almost every room for a real outdoor feeling. The layout of the apartments can still be changed according to your wishes. Construction of Kaap will start shortly and the apartments are expected to be ready at the end of 2024.
Blanc 4.8.50 eighth floor
Blanc 4.8.50 is the penthouse covering the entire eighth floor of the building. Living on approx. 381 m2 with four terraces (together approx. 110 m2) on all corners of the building. The view from here will be fantastic, with the IJ forming a wide silver ribbon that looks different at any time of day. The space offers plenty of possibilities: a spacious living room with loggia, five (bed) rooms. The layout of the penthouse can be adapted to your wishes by mutual agreement.

Parking
For the penthouse are two extra spacious parking spaces in the basement reserved € 75.000,- and € 60.000,-, these are mandatory to purchase. The total price of the property with parking spaces is € 4.485.000,-. Optionally, an additional parking space can be purchased in the adjacent (above ground) parking building € 37,500,-

Own land
KAAP is realised on own land, without leasehold. So here you do not have to deal with the annually recurring additional costs of the ground rent, which makes a huge difference.
Comfort and quality
All walls and ceilings in the apartments will be finished smoothly. The inner frames are made of wood with double doors. The fitting of bathrooms is included in the purchase price. A casco-delivery is also possible. The entire house has underfloor heating with floor cooling for a pleasant indoor climate in summer.
Piet Boon Kitchen
For each apartment, a kitchen is designed by Piet Boon Kitchen, with appliances from Gaggenau, Bora and Quooker. The kitchen can be customised to suit your needs.

Bustling Amsterdam Noord
Kaap is being built on a spit of land surrounded by the IJ, between Eye and NDSM, at the end of the Grasweg. By car the center of Amsterdam is accessible through the IJtunnel and you are in a few minutes on the ring A10. Less than 10 minutes by bike is the Noorderpark metro station of the Noord/Zuidlijn. From there it takes 15 minutes to get to the centre of Amsterdam or the Zuidas. Or with the ferry, which is 5 minutes walk away.

Welcome to Kaap
The unique location of KAAP calls for contemporary architecture. The result is a set of five iconic residential buildings with their own character and signature that together form a powerful whole. The small-scale and exclusive residential buildings have been designed by different architectural firms, each with their own vision of living and design. Powerhouse Company designed Verde and Next Architects took care of the design for Blanc.

Pavilion
Part of KAAP is the pavilion. A beautiful transparent building of glass with steel elements. This building will house a small restaurant with a fantastic terrace on the IJ-side. For those who will soon be living in KAAP, this is of course the perfect place for a cosy lunch with friends or family.
The Green Drawer
On the KAAP building site there used to be a shipyard of yacht builder De Vries Lentsch. Next to the site of KAAP is the old shipbuilding hall De Groene Draeck. This striking building is where the eponymous De Groene Draeck was built, the yacht that Princess Beatrix received as a gift from the Dutch people on her 18th birthday. The building has been completely modernised and is now used as an office building, with companies from the creative sector, among others. This fits in nicely with the ambition the municipality has for this part of Amsterdam Noord.
