Description

The village of Kunrade, to the south of Voerendaal, is strategically located between Maastricht, Geleen-Sittard, Maasmechelen, Heerlen and Aachen. Kunrade is a South Limburg village which is fully interwoven with Voerendaal with a total of 6,800 inhabitants. The old Roman road Via Belgica, which connected Cologne with Boulogne-sur-Mer via Heerlen, runs through the village. Kunrade is known for its Kunradersteen, a marlstone which is often used in the area for the restoration of old buildings. The stone was already used by the Romans and near the village the remains of six old lime kilns have been found, the only ones in Limburg. If you leave the village in the direction of Ubachsberg, you will climb the first higher hill in southern Limburg. At the top of the hill the view is breathtaking, you look out over the region, up to 30km far. Exactly on this spot you get the opportunity to become the owner of a 13.5 hectare estate where peace, nature and comfort are in complete harmony. The estate is situated to the south of Kunrade, with the house built on a plot situated on the corner of the Bergseweg, which runs from Kunrade to Ubachsberg, and the Sillenweg, a hardened field road. From the property it is only a few minutes to the A76 and A79 motorways so the location can be called excellent.

Layout:
Ground floor:
You drive onto the estate and hear the crunching of the gravel under the car. If you get off you experience peace, privacy and nature in abundance. The beautiful entrance invites you to get acquainted. Behind the front door is the spacious lobby with the door to the office on the right. To the left are the meter cupboard, storage cupboard and a door to the second hallway with the beautiful staircase to the first floor.
The office space is connected to the living room via a sliding door and has double doors to a covered terrace. If working from home is the norm, then this is the perfect place. Atmosphere, privacy and luxury, this office space has it all.
At the rear is the stylish living room with large windows on two sides. In a central place is the fireplace with wood stove, where wood from the forest provides pleasant heating and atmosphere. The sloping ceiling, the pillars with beautiful lighting and the many details create a place that appeals to the imagination. The architecture of the house, both inside and outside, was inspired by the famous architect Frank Lloyd Wright and this is seen especially in the living room in its most beautiful form back, The American Dream, but in South Limburg.
The kitchen is a place to enjoy a large part of the day. Again, a wood stove installed and the view is never boring, double doors, as in the living room, for optimal garden contact. The custom made kitchen is top notch and of course equipped with all comforts. Eye-catcher is the professional stove with multiple ovens and further gets your crockery a prominent place in the beautiful cabinets.
Next to the kitchen are the lift and the utility room with a second kitchen arrangement. The elevator connects the ground floor with the basement and the first floor. Besides the elevator there is a real game room which of course also can be used as work / study.
The left wing consists of a workshop/atelier with toilet, a garage with four sectional doors and a roofed multifunctional space adjacent to the tennis court. The left wing is connected to the villa via a corridor; this corridor has double doors at the front and rear for an optimal connection of the front and rear.

Basement:
Via the elevator and a staircase the basement can be reached which partly has standing height. Here are the technical installations prepared, is space for all your hobbies and there is plenty of storage space available.

First floor:
The stately, bluestone staircase leads you to the first floor where the light, together with the loft, provides a wonderful atmosphere. Of course you can also opt for the comfort of the elevator from the kitchen. The landing connects to three bedrooms, the laundry and the master bedroom with private dressing room and bathroom. The master bedroom has beautiful views towards Kunrade, Voerendaal, Heerlen and the further Klimmen; a palette of landscape, low buildings and infrastructure. The beautiful floor with wood pattern and the purple wall behind the bed provide the right atmosphere. For your entire wardrobe, the custom-made dressing room is the right place and the beautiful bathroom is arranged with a large walk-in shower, several closets and a washbasin with two sinks. In a separate room, accessible from the dressing room, the toilet is located.
From the three other bedrooms you look through the windows on the east side to your own forest. Regularly you see here in the morning or evening twilight the other residents of your estate walk. Deer, badgers and hares feel at home here. Each room has its own colours and theme; each one is stylish. One of the rooms has an en-suite bathroom with a walk-in shower and a double washbasin.
Furthermore, from the landing, a toilet room and a third bathroom can be reached. This bathroom is equipped with a whirlpool, glass shower, toilet and double sink. Here the colorful mosaic stones provide the right ambience.

Technology:
The technical installations ensure a pleasant living environment but can also be qualified as sustainable. Solar collectors and heat exchangers on the wood stoves generate heat which is stored in a large tank in the basement. There is also a heat pump connected to this tank, which transfers the generated heat to this tank. From this barrel, the heat can be used for underfloor heating of the house, pool heating and pre-heating of shower and bath water. So you can heat your whole house and pool with wood from your forest. Of course the villa is very well insulated. There is no gas connection but there is a gas tank placed for the stove. A professional audio system and extensive domotics are not lacking; they contribute to the unprecedented high standard of comfort. Safety:
A lot of attention has been paid to the safety of the residents. You can only enter the property through a gate with camera and intercom. In addition, the house is equipped with electric locks on the outer doors with fingerprint access. If you walk into the house, the door will automatically lock behind you. The entire top floor is a so-called 'safe room'. If you top the stairs to the floor there is a bulletproof door and a bulletproof glass wall. Furthermore, the upper floor on the outside is fully equipped with glazing with a high anti-burglary effect. The house is of course equipped with an alarm system with call forwarding and there are outdoor cameras around whose images are stored 24 hours.

Exterior:
The villa stands on an estate of approximately 13.5 hectares of which 10.5 hectares consists of a woodland which between sunrise and sunset is open to walkers. The estate has NSW status. In exchange for the opening of the nature reserve for hikers, you will receive attractive tax benefits. The forest was planted in 2005 and consists of two parts, separated by the unpaved Sillenweg. There are more than 44,000 trees that serve as firewood for the wood stoves installed in the villa. You will see native oaks, beeches, robinia, german rose, bird's eye cherry and much more...
The private part of the estate is really private, here you experience optimal privacy. The view is unprecedented and almost un-Dutch. Enjoy the heated pool with a depth of 1.50 meters, the illuminated all-weather tennis court, large terraces and the purity of nature. At the front are several standard fruit trees so you can proudly say that you use your own fruit for the traditional Limburg plum, cherry or apple pie. Parking for visitors is amply available on the gravel and paved area in front of the garage.

Heating: With geothermal heat pump, 2 wood-burning fireplaces with heat exchangers, solar collectors and a heat buffer tank of 2500 liters. Underfloor heating and cooling throughout the house.
Water supply: Water descaler. Electric water heater and a loop for direct hot water supply.
Insulation: Cavity insulation, roof insulation, double glazing. Insulation package well above average.
